You can say it as many times as you like its irrelevant. How many players do you think we would have to sell to make the Ethihad? bearing in mind of course they then spent hundreds of millions on players to entice fans to come and pay for these things.. It cost them 20mil just to make their 66 boxes. We would have no team left if we bought a stadium as that is the only source of money we have, and do we even have 66 fans with enough money to buy the things for a year? And even if we did it would take decades to pay back the money from the profits the boxes make.
Disregarding the vast sums of money we would lose on league positions through the inevitable player sales to finance this long term plan it simply doesn't make sense.
They are a great asset to have but would take decades to make a return on if your using that as the basis for a new stadium.
Now is the time to go for position not stadium. The money throughout the league with the new TV deal means everyplace is worth gold.. When that bottoms out is when we go for a stadium I reckon as attendance figures will make far more difference to our finance.

Making 66 boxes, at £30-50k per game (some will be higher, remember, so even if they all don't sell out it will average at 30) is just short of £2m a game. If it costs £20m to make those boxes, that's only 10 games until it is repaid.

We've got to re-devolop GP or buy new stadium.

    E U regs/health & safety etc in the next 5 - 10 years.

Re-develop is cheaper, get on with it.

    End of story.

Borrow the money, like everyone else,& re-pay using increased revenue, like everyone else.

    Simple economic business sense.

per game? No mate that's per season.
Here's Chelsea's per game price list and lets face it we are not even close to being able to match their income.

Yeah you know me, picky picky. Of course that money's not all profit either, there's a reason its so expensive and that's because they get luxury everything. Probably spend half the price on the food, staff and service which doubles that time to pay it all back, which I appreciate is only a minor difference.. 20 years/10 games like you say splitting hairs but still thought it deserved a mention :)

Pretty sure we can't borrow any more hence the selling of players to appease the banks in recent years. Also redevelopment doesn't in any way guarantee increased revenue.

We are only reducing debt to make us more attractive to investors.

If some one bought the club,THEY would borrow money.

Redevelopment only increases revenue if you introduce more seating, less restricted views & more corporate facilities, which is exactly what would be done. Its pointless knocking down an old 12k seater stand & just building a new modern 12 k stand.

Better facilities, better use of space & more exec' boxes would be integrated.

And more fans to fill it, we can't fill our current stadium so how would we fill a bigger one. The only sound bit of investment is the boxes and as mentioned they take many years to make a return on even if used constantly.

My bad, got distracted. £2m a season is an ample return and in 12 seasons it will be equalled out.

We can't fill current stadium 'cos of restricted view..

Our av attendance is 36k,our max is 40k.

    10% of max is restricted.

    Do the maths.

If we had a ,say,55k max. We'd fill half the games, easy.

The other 9 prem games we would still get more than 36k.

Better facilities create more interest, look at the park end for instance. Its the most modern facility at GP.It is behind the goal,in the 'away' end but prices are top end & is always sold out.Its what the fans want'.

If you don't pay anything out on these boxes after creating them then yes.. But you need to staff it, you need to pay for expensive wines and top quality food for up to 8 people, waitress service and the rest of the things that make it a luxery service.. every game. This is not free to do you can easily make that 12 years 15+ if you look at it logically.
Add to that you are also relying on 15 years+ of 66 people actually buying these boxes.
Basically we have better and more important things to spend the money on and the level of funding required by the club to create a new stadium with all these nice boxes would send us under.
